Hey @Enrique M. Juarez, welcome to the BP Forum! Hats off to you for considering a big value add project. I see you're looking to add 1 BR and 1.5 Baths. I assume you're not moving a load bearing wall? How much have you scrubbed your ARV? Based on the $/SF for other 4/3.5s currently on the market, I'm thinking your ARV is closer to $225k.
