This is for a SFH in Hurst, Texas. Asking price 268k. Seems what is killing all these DFW opportunities for cash flow is property taxes!

     @Kate Beers That and the rent is too low to cover it and asking price is too high.

    The purchase price needs to be around the other sold comps which would be around $200/ SF. Which would get you around $240k purchase. Looking at the pictures the house has already been updated and ideally the seller would like to make a profit so maybe you end up at $250k. 3 bedroom homes are also renting for more than $1,900 a month. I would suggest a rent price of $2,100-$2,300 for that home based on comps. See what that does for your NOI
