Hi everyone,
I’m looking for opinions on whether I should sell or hold a single-family rental in Orange County, CA. The property has been vacant for two months with no applications despite lowering rent twice. I self-manage from Fort Collins, CO.
My main goal is to maximize profit since this property is a key part of my retirement plan. I’d appreciate any insights on whether it makes more sense to sell now or hold, given current market conditions.
If anyone is open to a deeper discussion or quick consultation, I’m happy to pay for your time.
@Adele Tegger you should definitely keep it. Your home is beautiful and is just down the street from where I live. If you need any help with it, let me know. I know it’s difficult managing the property from another state.

@Adele Tegger, it really depends on whether you can tolerate the time it takes to get the property rented and cover the vacancy. It's wise to start to divest assets that are problematic to manage or that are not part of your core business model close to retirement. Retirement shouldn't have to include beating yourself up trying to keep assets afloat. But if you've got a long runway to retirement, that changes the discussion to what the potential of this property is. If it's not renting, you need to find out why. And at the same time, look at appreciation potential (as part of your retirement plan.
If you did decide that the appreciation potential isn't great. Or that it has some issues that will keep it from being a good cash flow rental. Then sell the property and do a 1031 exchange, which would allow you to invest in another investment property with some better potential for cash flow and appreciation, using the tax you would normally pay.
You'll be in a better position logistically. And still have all of your profit working for you.
