Pallative Adult Care (PAC Home)

Hey everyone,

We are renting our first property and were approached today about renting it out as a palliative adult care home.  Has anyone had experience doing this?  I did not see anything on the forums.  They would provide private care to 3-4 elderly people similar to a nursing home but on a smaller scale.  Any thoughts or advice would be appreciated.  Thank you!

    It's a great idea. Just make sure it's profitable.

    Any of these group home situations give me pause. There are many moving parts from local laws, construction modifications and likely higher risk of liability if nothing else based on increasing the traffic with staff, medically fragile patients and family members. Check out the threads on sober living properties which likely have similar risks and benefits.

    The hospital will provide the staff and care for the patients. Just get a list from them of what they are looking for.

    Hey Steven, that’s a really interesting opportunity and definitely something worth looking into carefully. I’ve seen setups like that work really well when done right, but there are a few things to double-check before moving forward. The biggest piece is making sure your zoning and local regulations allow that kind of use because some areas classify adult care homes differently than standard rentals. You’ll also want to look closely at the lease structure—sometimes these are commercial-style leases instead of residential ones—and make sure whoever’s operating the home has the proper licensing and insurance. It can actually be a great long-term tenant situation since operators usually sign multi-year leases and maintain the property well. I’d also recommend looking into markets like Columbus, Ohio if you ever explore adding more rental properties like this. We’ve got a growing healthcare sector, strong population and job growth, and still-affordable housing where you can find cash-flowing properties that meet the 1% rule.
