San Antonio: Current build cost per sq ft?

Hi BiggerPockets,

I’m a Realtor based in San Antonio, TX, and I’m looking to start buying land with the goal of building new construction homes—either to sell retail or hold as long-term rentals.

For those actively building in San Antonio (or broader Central/South Texas), what are you seeing right now as the average all-in construction cost per square foot?

If you’re open to it, I’d also love to know what kind of product you’re building (3/2, 4/2, duplex, small SF build-to-rent, etc.) and what size range (1,400–2,400 sf) so I can compare apples to apples.

Thanks in advance—any real numbers, ranges, or lessons learned would be extremely helpful as I underwrite my first few land acquisitions.

Hi DaMare-A, I have a point of contact who may be able to point you in the right direction there. I also have previous buyer that built on an empty lot in west side of San Antonio, I will reach back to for what it cost him there.I would say for economy, especially in the south side, you can find builders who can build almost $100 per sqft for single family homes. Keep in mind the massive trend in San Antonio right now are single family homes with ADUs/casitas. I you are going into luxury new build be prepared for $250 per sqft as the bare MINIMUM.I actually happen to have an empty lot in Vintage Oaks of New Braunfels, TX, ($1M - $2M homes) where they typically for sell for low $200s, and can move this one for under $200K.
