What made you interested in investing in this type of deal?

I'm 23 years old and wanted to start learning the real estate investment process through hands on experience. This is my first deal and it's been an exciting opportunity to learn the full process of acquiring, renovating, and preparing a property for resale.

In the Houston area there are still opportunities to purchase properties below market value and improve them to meet buyer demand.

How did you find this deal and how did you negotiate it?

The opportunity came through a wholesaler who brought the deal to a broker I work with. The broker helped guide me through the acquisition process and evaluating the numbers for the project.

How did you finance this deal?

The project was financed using a hard money loan, which allowed us to move quickly and secure the property while completing renovations.

How did you add value to the deal?

We added value through a full renovation including interior upgrades, cosmetic improvements, and preparing the property to be competitive in today’s market.

What was the outcome?

The renovation is currently being finalized and the property is expected to be listed for sale in March 2026.

Lessons learned? Challenges?

One of the biggest lessons from this deal was making sure the property was delivered vacant. The seller needed to evict a tenant before we could close on the property. If we had purchased it with the tenant still in place, we would have been responsible for handling the eviction ourselves, which could have delayed the project even further.
Managing renovation timelines and coordinating contractors is also key in a flip. Staying organized helps control holding costs and keep the project moving.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, I worked directly with a broker who helped guide the project and provided access to his network. He is also involved in lending, real estate investing, residential and commercial real estate, and private equity, which made the process very helpful for a first project.
