Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $150,000
Cash invested: $500,000

SFR with three short term rentals on site. We're building a pool right now, come and stay!

What made you interested in investing in this type of deal?

Bigger Pockets in 2016 and we finally jumped off the cliff and did it. Grew out of that.

How did you find this deal and how did you negotiate it?

Lived here since 2006. Bought the home from landlord for 155,000. You know what, story is too long, but it always worked out. Current property is 4 units, 7 beds and baths, 4 kitchens, worth 2 million.

How did you finance this deal?

Cash and personal loans and refinances, cash out.

How did you add value to the deal?

Living here.

What was the outcome?

Better than expected. ROI 500%

Never stop doing stuff to improve both yourself and your properties.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Of course! You don't do this for a decade and not make good connections.
