    How did you find this deal? Was it a local referral or some other type of marketing?

      Thanks. Regarding the staging—I actually don't use digital. For a high-end turnkey flip like this, I prefer physical staging. We included all the furniture and the golf cart in the final sale. When you’re selling a 'lifestyle' in South Florida, letting a buyer walk into a fully realized, sleek environment is what drives that $590k premium.

      As for the deal, it was an acquisition from April 2022 that we decided to reposition for a late 2024 exit. We put about $75k into the renovation to bring it up to modern standards. By leveraging existing assets—like the high-end furniture and the golf cart—we were able to offer a complete 'plug-and-play' package. It’s a great example of how focusing on the 'lifestyle' buyer can significantly push your exit price above the standard comps.
