No more excuses...First deal done!

When I learned earlier this year that I was pregnant with my second child I considered putting off my goal (AGAIN!) of buying my first property. Where would I find the time? My W-2 job had me working 60-80 hrs/wk and I already had a two year old to chase around in my "free" time. I'm so glad I didn't let these excuses stop me from continuing to educate myself on REI, analyzing deals and finally pulling the trigger because today my son turns one month old AND I just got the keys to my first property!

The property is set of fully occupied duplexes located in Abilene, TX. Each unit is a 2bd/1ba. I'm thrilled to have my first deal under my belt!

Congratulations. Most of us don't have the excuse of two young kids to hide behind and yet you went out and proved there is never an excuse.

@Okeoma M., congratulations and thank you for sharing your inspiring success story. It definitely begs the question "what's your excuse for not starting your REI aspirations?" for some of us out there.

    Congrats @Okeoma M. !

I closed on my first duplex investment property and drove myself to the hospital 3 hours later to have my fourth child just over a month ago. I run my own marketing design company and work 80+ hours a week while kicking off our new Property Management company. I am growing my real estate investments and not letting anything stop me either. Keep up the good work.

    Thank you and congratulations

I wanted to ask, how did you raise the capital for your down payment on the property?

@Lauren Van Riper Wow! That's incredible. I cannot imagine driving myself to the hospital. That being said, I've almost had two babies on the brooklyn bridge so I'm terrible at planning ahead when it comes to babies. Thanks for sharing your story!! It's encouraging to get validation that I'm not insnae... just insanely hardworking.

@Christopher Cousin We started saving for a primary residence a couple years ago but it became clear that this was a better use of the funds.

Congratulations Okeoma on your first!  I'm impressed most with your goal setting: the decision to contact one agent daily.  How long did it take to reach that commitment level? And how long before you found the deal in this way?

I'm a novice investor.  I'll close in the next week or so on my first single family home flip.  Still, I need to put aside the single parent blues and create a commitment space where I can practice communicating with the professionals and master tangible follow through. Keep up the good work.  Any feedback is appreciated.

@Okeoma M. Congratulations! I know it's been 5 months and you've probably done several more deals by now but I just wanted to say; you are so darn confident! I just started not even three weeks and would only hope to be able to exude the same confidence when seeking deals and crunching the numbers to make sure they are correct to get the best ROI. I really appreciate & thank you for your tips as well. What did you do before you started investing in real estate?

@Christie Bussey, Thanks! I'm surprised to hear that I sound confident because I was definitely terrified. I have actually not done any more deals. I promised my husband that I'd wait at least 6 months before jumping back in.  I am actually a corporate attorney.

Welcome to REI! Feel free to reach out with any questions and good luck on your journey.
