Hey BP's, as of yesterday I got my first offer accepted on a duplex In NE Houston, Tx. My agent and I found the deal of the MLS and went out to see it the day after it was listed. Asking price was $170k and thats what we offered, considering its newly remodeled, all appliances, and in a decent area we didn't want to chance losing the property, although i was a bit sad not being able to negotiate on my first investment property. For our first investment property we didn't want to take on a a BIG project but we did want to buy low, renovate and possibly refinance, which we may not be able to do with this first proerpty so thats also a downside. But after a few months of searching and analyzing deals, we noticed a trend with MFH's in Houston Tx. The ones in our price range (150k-250K) that we either made an appt to see or drove by were in horrible areas, in horrible condition, or at a horrible price. So we bit the bullet and jumped on this gem. It was built in 2007, so we won't have to worry about Cap ex expenses for some time. I ran a rental analysis using the tool on bigger pockets with Vacancy and repairs at 5%, Property management and Cap ex at 10% (which is a stretch considering the age of the property) and its stands to cash flow $312.00 a month with owner paying the water, sewer, and lawn care (which I added into my analysis) . I feel as though this is a great deal and so does my RE agent, who is also an investor. I am a both excited and scared, and I pray this is as great of a deal as it looks on paper. We inspect the home on Wednesday, lets pray all is well and I make it to closing. Just a few deets below.

$170,000

3.5 % FHA (we are already pre-approved)

$1275 per month rent per unit  (We will be "house hacking" one side)

Rent is 1.5% of the purchase price.

    That is awesome, congratulations!  Keep track of your expenses and save your receipts for everything for the property to help save money on your taxes (that includes cell phone bills) ;-).

    First off congrats Denita on your first purchase! I'm guessing with the FHA financing that you will be living in half and renting out the rest... Only because I know that FHA requires you to be a resident of the property (for some period of time), at least in PA that is the case.

    Congratulations @Denita Ozenne! Sounds like a definite winner! $170k purchase price, built 2007 and rents are $2550. I wish I could find that in my market.

    @James HewittThanks for that tip, no one has ever mentioned the cell phone bill. AT&T will be upset with me, I no longer want to go paperless lol. But I do plan on keeping every receipt, and also tracking my mileage while I driving around looking for deals in my new area :). I am horrible at spreadsheets so Im looking into different software programs that will simplify that process. As I began to build my portfolio I  want to already have a system in place so Ill run this one rental like its 30 units lol. 

    @Christian Beyer Yes, we plan to live there for a year or two before we move out and do it all over again. I do plan on buying a cpl SFH's next year, rehabbing them, rent it out then refinancing. We weren't able to do that with this fairly new build but we plan on looking for our next property in a few months after we're settled into this one and built a "system" around it.

    @Hernan DobalHeyyy, I am definitely going to do that. I actually suck at spreadsheets and I have a Mac so "excel" doesn't exist but I do want to find a good software program like quickbooks, quicken, podio or something along those lines to help me keep track of all expenses, that way I have a system in place once I start to build my portfolio. I haven't even closed yet and Im so fired up about it. Just putting in an offer sparked a fire inside of me, Im already thinking about my next deal. Its like that first tattoo :)

    @Arianne L.It was definitely not an easy find in this market. I checked the MLS multiple times a day, had multiple searches set up to send me notifications and had my agent set me up with a search criteria through her system as well. I drove by many MFH's and analyzed deals constantly. When I came across this one I knew it was a winner. I hope all goes well and we close but whatever happens, Im just excited about doing the one thing thats so hard to do. I took action. I did it once and Im ready to do it again and again and again!

    @Jasmine AndersonThanks beautiful. This is one of many offers, one of many deals. Im so happy I got over my many many months of analysis paralysis and got out there. As scary as this is, its liberating.

    Hi Denita, 

    Just wanted to let you know that it is possible to get Excel for Mac, I have a Mac computer at work and I have Excel running on it.

    Anyway, congrats on the property, it sounds like you found a gem!

    Congrats Denita Ozenne ! I have been searching for MFH in Houston and you are right, many affordable one are in shady areas. Now i look at SFH, but the cash flow is not as good as MFH. Just wonder if you look at school zone of this property to see if it is around good school? But I think it is a win for you in this case.
