I am looking for a good property management company knowledgable about the Orlando market. I want to identify a proper for a 1041 exchange that I just completed. I am looking to invest in 1 or two properties with good cash flow as buy and hold properties for long term rentals I would like to find a good partner for a real estate agent property management and maintenance. Any recommendations on investor friendly agents perhaps connected with property management that have relationships with contractors or in house maintenance. I am like interested in either a cash transaction for about 140k. I am looking to visit the area this weekend or next.

Welcome to the site Scott. When did you close on your 1041? If the clock is already ticking you may be forced into the "ok deal" category or just having to realize your taxable gains.
Orlando and surrounding markets have plenty of options for buy and hold and rents have been steadily increasing the last couple years. Unfortunately so have prices so your cash flow can be thin sometimes.

I prefer a 3 br single family house. But I would like to identify an area. if here is a good deal, I'll go after it. My believe is that it would be an easier resell down the road and have better appreciation, and lower overall expense. But a townhouse, 3br is not out of the question if I can achieve a decent return after expenses, HOA fees are reasonable. My window was to look this weekend, but I've missed my chance to book reasonably priced flights. My 1031 is closed so I'm in my 45 day countdown period. I am not familiar with the area so would like to get an understanding of the areas with good locations for rental, schools, etc. I have now contacted 3 agents but were not able to find listings to view by this weekend. I can't wait to build, I want to identify something immediately and buy. I ended up contacting a few agents through zillow and google searches for property management. My goal is to work with an agent affiliated with a full service property management company with good local knowledge of the local long term rental market. I think I have now found 2 with whom I could work for property management, but was cautioned that to fly down the houses may be gone by the time I get there so I haven't actually made arrangements with a local realtor yet.
