Wait, only $45k to renovate the house including the kitchen and the bathroom? Something doesn't seem right here. The kitchen appliances alone are around $4,500 - $5,000 and that's on the low end. You have new cabinets, new tile (kitchen, bathroom, living room), new flooring (kitchen, bathroom, living room), new trim & millwork (kitchen & living room), new solid surface counter tops, new sinks & faucets (kitchen & bathroom), gas fireplace, new doors, new hardware, new paint in all rooms, new light fixtures, etc, etc. All of that PLUS demolition! There is no way this was done for $45k unless the contractors were stiffed and there were no unforeseen conditions that needed corrections and updating for code compliance. I think the renovation was more likely around $70 - $75k.

@Account Closed Not sure if you are trying to be rude but clearly you haven't shopped around much or Virginia is just that much more expensive. Appliances 4.5-5k on the low end!? Have you ever heard of sears.com? Go the appliance bundle section right now and you can see full sets for $2,000 all stainless. These were about $3,000 (as there was a hood and slide in range).
No contractor was stiffed. We use our guys for multiple projects. Thanks for your "consultation" though.
The only item that wasn't included in the rehab figure was the staging.

@Account Closed Yes laminate. Matched the kitchen tile almost perfectly. Bought from Home Depot. I'll message you the actual name once I look it back up.

Wow! My wife & I are both quite impressed with the apparent craftsmanship of your crew, and the final outcome of your rehab property. We currently do some handyman work in Stone County, and hope to add some rehabs to our enterprise sometime soon. We also hope to connect with some rehab/investor/mentor types in our neck of the woods.

Lovely work Martin. May I ask, how long would such a flip at Wheeling take? My world (Nairobi)is different with more investments going into new construction rather than flip.While returns may be high, it takes longer because most of the work is stone, mortar and concrete.

Great job on the RENO, I totally agree with the concept that you repeat designs. I've done them for my other properties also. if it works, it works! repeat the process, goes along way. thanks for the post, great inspiration.
