Um...renovations AND holding costs were $10k?! It looks like you did a lot: exterior paint, roof (?), landscaping, fending, kitchen, flooring...what's your secret? Did you do the work yourself?
Is the flooring in the LR Alure from Home Depot or original? Any basement or on a slab?

Thank you! The flooring in the living room is laminate. It was in good shape, just needed cleaning. No idea where it's from. The rest of the house we purchased flooring from an small independent vendor. The house is only about 900 sq ft total. It's a frame house-- no basement or slab.

You should write another post on how to stretch a dollar during the rehab of a property. To get this work done for $10k is more of a feat than anything else. Great job.

Zoweee - kitchen has cabinets replaced - tile - countertops - flooring - entry door replaced in just that photo alone. Impressive then the exterior is night and day difference. 10k!!! You could make good money doing other peoples flips between your own flips and probably make your loyalty sources even better relationships. Congrats!

That's killer! I am completing a renovation for under $13k by doing the work all myself too. Amazing how much money you save without paying labor costs @Mitzi Castiglione
