How to find how much a seller owes on a property?

I have a client saying that she is a real estate agent trying help a family member sell a house but the seller still owes around $75000 and the house is worth $99000. I want to know the exact amount he still owes and how can I find this information. Also do you guys think this a good property to wholesale? Any advice would be greatly appreciated

Only the owner can tell you what they owe on the house by calling their lender and getting a final payment amount.

That's correct, the owner or the attorney that represents her. If you can get a hold of the statements that would help as well.
