I night of missed it, but I don’t see insurance listed as an expense. Looks like it could be a solid deal if it is in the right area. Is this a C/D area

Good catch, I did miss the insurance.. About $50/month for insurance..
Its a smaller town amongst a group of small towns.. Blue collar, not really any A or D areas, mostly middle-ish (at best) of everything.. No appreciation likely, but decent cash flow.. Have a handful of similar rentals, in lesser shape that get a few bucks more in rents so I'm trying to be ultra conservative here
