Hoping to get some feedback on this flip. ARV and rehab came from existing property manager of the property via verified comps.

Owner has rented for a long time but has never updated it. Guts and frame are solid so all cosmetics. 

1580sqft, 1995 3/2.

Wouldnt cashflow as a rental but as a flip seems like it will work. 

Thoughts?
