MY FIRST FLIP!!! COME FOLLOW MY JOURNEY!

I did a post about my first rental purchase here (https://www.biggerpockets.com/forums/223/topics/67...) which took place last month. During the time of acquiring the rental property I also came across an opportunity to purchase a property in my hometown. I really wanted to make this a BRRRR property but it would not have worked due to numbers. This thread will follow my journey. I will try to update as much as possible. Enjoy!

HOW DID I FIND IT?

I started a side handyman business several years ago to bring home extra income and have my wife stay home with the kids. One of my customers asked me to meet her at another home to give a bid on stopping some water leaks. When I walked into the house I could not believe what I saw! It was a disaster! The entire kitchen floor was bubbled up due to water getting into the particle board.. No one lived in the place and unfortunately she had allowed some homeless folks to set up camp in the back yard. My gears started turning immediately that this house could be BRRRR or flipped.

I began to ask questions about the place and its story and her plan with the place. I learned that it belonged to her husband and 5 other heirs through a trust. No one had lived in the place for several years but was still full of everything her inlaws had owned. Homeless folks were using it for cooking and bathing. Place smelled wonderful J. She let me know they planned on selling it and were talking to a realtor about placing it on the market. I let her know right then I would be interested in purchasing it and would like to entertain owner finance if they were up for it. I assumed since they were heirs that there was not a mortgage on the place at this point.

PARTNERSHIP:

Since this would be my first flip and learning from the podcasts that most people loose money on their first flip I decided to reach out to a local investor. I wanted to make sure I made something on this deal. I asked if they would be interested in partnering in this deal if it were to materialize. They would help guide me through the process in exchange for part of the profit. They agreed and walked the property with me to give a ballpark rehab number of around 40K. Using this number I learned that trying to use the BRRRR method and pull my money out would not pencil out. Local rent to price ratios are too large, I would have had to keep substantial amount in the deal after Refi for rent to cover mortgage payments. So that was out the door.

THE DEAL:

I learned from my customer that her brother in law was the trustee of the trust. She had talked to him and they indeed were willing to do owner finance. SCORE!! I would use my HELOC from my personal residence to fund the rehab. ARV is 245,000. The Terms were:

Purchase price: 155,000

Down payment: 5,000

Interest rate: 4% (interest only)

Loan to be paid in full within 1 year

No prepayment penalty

Purchased as is

I was stoked!! Creative financing on my first flip! We opened escrow and were on our merry way. UNTIL, I received a phone call from Title Company stating that the trustee did not have the power to make a loan with this trust. There was no language on the trust that allowed business to be carried out in the trusts name and so title would not issue title insurance for the property. DANG!! I would have to get signatures from all 6 heirs stating that they were ok financing the loan to proceed. I talked to owners about this, they were on board but unfortunately one of the heirs had been MIA for several years and no one knew where he was at. Last they heard he was living on the streets or on a farm somewhere. After two months of asking questions and looking around we finally found him. His family members tracked him down and I got a notarized signature. THANK GOD! Couple weeks later we closed escrow and the place was ours!

JOB SCOPE:

Home is located in a C or C+ neighborhood. With the low price point we planned to do as little rehab as possible. Job scope included:

Haul off all trash on the place

New kitchen

New bathroom

Laminate floor in kitchen/dining room

New carpet in bedrooms

Complete interior paint

Complete exterior paint

New vinyl windows

Clean up shady electrical work

GETTING STARTED:

Being handy myself I thought about doing as much of the work myself to save money. However I also know time is money and the market is slowing down here. I want to get this thing on the marked ASAP. I work full time and run a handyman business on the side so my time is limited to Sundays. I decided to let go of the reins and let the contractor do what he does best.

I hired two friends and within 2 days time 90 percent demo was complete and the house was pretty much cleared out. I hauled three 16’x8’ trailer loads to the dump to start with. By the time its all said and done I will have 10 trailer loads of garbage between inside demo and cleaning up the homeless camp outside. I enjoy doing clean up jobs, beats sitting behind a desk for 8 hours a day and I am a neat freak. Just watch out for those drug needles!

@Victor S., those are some HUGE cypress trees, just hideous! Probably about 40-50' tall. Id love to cut them down, however I will not gain any extra price on the home for having them removed and will just eat away at my profit. If this was a different part of town I would do it. Again my partner on this deal is helping guide our decisions with her experience and trying to help us make as much as we can. If I had a boom truck I would do it myself :)

Spent most of the day putting in the rest of the baseboard down and my wife helped clean up the place after window installation this week. Flooring is 99% done. Was going to put a vanity in today but when I opened the box the vanity top was cracked in half! I was not a happy camper to say the least. Taken 3 weeks to find one that fits. Have to go to a HD 45 minutes away to buy another one to replace it. Part of it I guess. I would say by 3rd week in April we should be really close to finishing,

    Enjoy the new pictures :)

Sorry to all that I have not updated in 10 days or so! Contractor is done with his part. We are waiting for delivery of appliances this week as well as the last coat for the wood floors. Once these two items are done the inside will only need one last good cleaning for completion. The back room is my next area of focus as I told the contractor I would paint it myself.

Had the listing agent come over last week and he thinks we should list it around 275K just a shot from the hip! He did recommend replacing the side fences as they are falling over. I was hoping to get away with not doing these but I understand his viewpoint. Probably looking at $3500 for my portion after splitting with neighbors.

So the remaining projects are as follows:

    New garage door

    New fences

    Install appliances

    Finish wood floor

    Paint back room

    Finish landscaping

If I took a week off work I could get it all knocked out this week, but job pays the bills at the moment!

Feel your frustration & it reminds me of the total rehab we did on our Lake house. I FINALLY found a 20x72 sealed frosted window to squeeze between the shower stall & double sink vanity for a 2x6 wall. Then the next day while using a short piece of 2x4 to support the install of the new blue tooth music capable exhaust fan the 2x4 let go right through the 20x72 window.

Alright folks! Sorry I have not posted for a while. I quit my job and going full time with my handyman business since my last post and am trying to devote more time to REI. We also closed on another buy and hold SFH in fresno about a month ago! Spent the last 3 days doing demo work on the place and yard clean up getting ready for contractors. This flip is complete! The only part missing is that we are redoing the side fences on the property this saturday. Plan is to have it listed by next week.

Met with my realtor a couple weeks ago and he was thinking we list it a 289k. He said we should have an offer in 2 weeks. A place down the street that is a 2/1 1000sqft just sold for 235K and the exterior needs to be redone. We have a 3/1 1400sqft and huge yard. That was encouraging!  However another property just was listed this week, a 3/2 1900 sqft and listed at 260K. This place has not been updated but inside looks to be in good shape, exterior needs to be redone. So this listing was upsetting to say the least. I think our dreams of listing for 289 just went out the door. Plan on meeting with realtor this weekend to discuss a new list price if he thinks we need it. I think 275 may be the highest we can get now. Good thing is that my town is still hot for sellers. Fingers crossed! Check out the last pics before listing!

I will post listing link when its up!

@Andy S., thank you! We actually have some buy and holds in Fresno as I listed above. I think Fresno has some great opportunities to try the BRRRR method. I am hoping to use the BRRRR method on our latest acquisition. I keep looking for multi in fresno but they are so hot!! Price/rent ratio is horrible. Seems you need to put down 40% on most of the MLS listings to cash flow. Are you working with an agent currently?

@Jeff Zimmerman, thanks for being part of the RE journey! If you have a chance you should drive by Clay. Me and 4 guys destroyed the place on wednesday. I demoed entire inside monday and tuesday. Took out 5 large dump trailers and there is probably another trailer worth of stuff buried in the back yard. Hoping ARV comes in at close to 100K! Plan is to BRRRR this place.

@Jay Orlauski, thank you! Not sure I have a handle on it. Was blessed with a great partner and a great contractor! The headaches have been minimal for rehabbing this place! As I drive around Fresno more and more there seems to be a lot of opportunity for flips and BRRRR projects.

@Razak Amadu, I am still waiting on the last bill from the contractor at the moment. It's probably going to be around 60k! about 20K over what my partner had assumed on initial walk through. Granted we were not planing on doing the fences at the start of the project which is now costing us 4K. Good thing we are not using a hard money lender otherwise our profit may have disappeared. If we make 10K on this deal I will be happy. A lot of experience gained, this was truly a complete rehab flip. This will give a better idea of what other rehab projects will cost in the future.

    @Jose Ruesta, thank you!!

I should have said my partner estimated 35K for the rehab part only. This was not total cost including holding costs. Contractor still working on lat bill for me.
