[Calc Review] Help me analyze this deal in Georgetown TX!

    Congrats! This looks like a winner to me. The rents look like they might still be on the low end so maybe there is some more room there to juice the numbers.

    I would suggest double and triple-checking your property taxes. I have friends in Texas and they have told me what they pay and this does not seem to be in line. In my area, we pay taxes twice per year. Is it possible that you only caught one of two tax payments in your calculation?

    Thanks for checking my work! I actually realized I made a mistake with the calculator and accidentally clicked "interest only" as yes when it should have been no! I think that is why this deal looks too good to be true! Couldn't figure out how to delete the post... very new to Bigger Pockets! Thank you again! Going to keep working with the calculators.

    I've done worse than that. Don't feel too silly.

    I still think your taxes are way too low. You'll really want to track down that number to make sure.

    Jennie, as a resident of Williamson County, make sure the real estate taxes don't include any exemptions such as homestead, disabled veteran, or senior citizen (I think I got them all).   Often times these are overlooked when doing a quick analysis.
