    @Ian Koteles, how much will you need to invest to refresh the units and bring up the rents?

    • Is $700 market rent or can you go higher?
    • Are there any other house utilities that you'll have to cover?
    • What about lawn care?
    • Any chance to boost income through coin laundry or renting out storage space?

    Roughly 10k/unit. $100k+ 

    Average rents in area are $950

    No laundry hookups in units. Is an area in courtyard for coin operated to be added for additional income. 

    Don’t believe lawncare was factored in but appears minimal.
