    Did I do something incorrect? The total annualized return isn't populating. With the numbers already penciled does this deal work for almost everyone?

    How can it be a good deal if the numbers don't add up?

    Purchase 11,500 + closing 1,000 = ARV 73,750. How are you gaining so much equity int the value, if no rehab is being done?

    Let's just start there. It's hard to work backward on a calculation if you doing have all the facts. 

    If you are rehabbing and then refinancing to hold the property its two transactions.

    Rehab portion:

    1. Purchase
    2. Down payment
    3. Rehab budget, including holding costs and interest reserves
    4. Closing costs
    5. ARV

    Refinance:

    1. NOI (Annual Net Operating Income)
    2. Annual Debt Service
    3. KPI's
    4. COCROI

    @Guifre Mora the numbers I penciled simply did not save once I publised the thread. I didn't understand why you were asking, now I definitely do. Apoligies.
