This will be my first rental property investment, I would like a more seasoned investor to take a look at this to discuss the potential or there lack of for this property.

    @Rolando Vanegas How did you find the mythical indestructible house. No repairs, I use 5% or $50 whichever is higher. No capex, roofs, floors, hvac,etc. I use 10% or $100 whichever is higher. How are you keeping your tenants forever. You must plan for turnover when they move out or you have to evict. I use 8% or 1 turnover per year. Rerun with updated numbers and it might be okay.

    @Tim Herman Sorry about that, I accidentally posted the wrong analysis, newbie error. Some information regarding the property no repairs needed other than shower heads and some caulking. I did a thorough inspection and walk through of the property and tested everything 2004 build in excellent condition. The tenant agreed to $1225 a month, good financial responsibility, excellent job, some bad credit decisions. Possibly signing a 2 year contract with the option to lease and purchase once he repairs his credit history.
