    Its not a homerun but its a good start. Are there opportunities to raise the rents? How about if you negotiate a better price to buy all of them?

    Thanks for the reply.  Yes there is opportunity to raise the rents in the future $200-$300 total.  It is a 3 duplex purchase.  I am also looking at a 5 year arm amortized at 30 years which would increase monthly cash flow by almost $600.
