Single-family residence buy & hold investment in Winters.
Purchase price: $335,000
Cash invested: $35,000
Sale price: $395,000
Bought as a Primary Residence using VA loan, I rehabbed it for 18 months while living it. I use the managing rental property book by bigger pockets to rent it out. I sold it after 3 years of renting for a profit.

Simple things like paint, light fixtures, new fence, land scaping, paint cabinets with new hardware.

The power of location and how to use your personal property as an investment. I put on solar panels on my last property, huge waste of money, I would of profited much more if I didn't.
