Tenants: Group Home for the Elderly?

Hello everyone,

I purchased my first rental property in the North Dallas area a little over a month ago as a long-term rental. We just received our first tenant application, and I’d appreciate some insight from those with experience.

The applicant (let’s call her Sara) runs a business caring for elderly individuals. She would like to rent the home and house two elderly clients there, for a total of three occupants. Sara also works a daytime job and would mostly be at the property in the evenings and at night.

We haven’t run a background check yet, but she’s offering a two-year contract, has no pets, and my agent says her financials appear solid with sufficient liquidity. There would also be a medical transport service regularly picking up and dropping off the elderly tenants for hospital appointments.

I’m getting mixed opinions from my wife and other agents, so I wanted to ask the community here: Has anyone managed a similar tenant situation before?

I’m not too concerned about cash flow, but more about tenant quality, property wear-and-tear, and potential “headaches.” Based on the information above, how was your experience, and would you recommend moving forward with tenants like this?

This is one of those situations where it’s not automatically good or bad, but it does require extra diligence.

The biggest thing to clarify upfront is use of the property. Housing elderly clients as part of a business can cross from a standard residential tenancy into a group home or commercial use, depending on local zoning, occupancy rules, and licensing requirements. Before going any further, I’d confirm with the city and your insurance carrier that this use is allowed and properly covered.

From a management standpoint, wear and tear can be higher, even with good intentions. More occupants, medical equipment, and frequent transportation typically mean more traffic, more maintenance, and higher utility use. That doesn’t make it unmanageable, but it should be priced and structured accordingly.

You’ll also want to be careful with fair housing laws. You can’t reject the application because the occupants are elderly or disabled, but you can set clear rules around occupancy limits, property use, insurance requirements, and who is responsible for supervision and care.

These setups can work well when they’re done legally and professionally, but when they go wrong, they can create liability and insurance problems quickly.

And if Sara decides to leave?   Are you prepared to run a group home?  Will she add more tenants?   Check with your insurance agent?   I often see commercial fire alarm systems in these homes, so I would expect that might be a requirement?
