I also have had a lot success with my rentals. Not as much for motivated sellers.

I can't tell you how many calls per ad, but I can say that I rent all my properties via Craigslist. I also get so much JUNK mail from it....but what do you do....It is my way to expose my rentals....it works for me.

I used to do a lot of Craigslist marketing and realized the most effective marketing technique was to repost several times a day. Of course, don't spam Craigslist, but sometimes, depending on the market you're in, you can get pushed down rather quickly.

Usually, right around 9am, 12pm, & 5pm were the best times to get marketing out. I'm sure you can guess why that is.

Track your marketing on Craigslist and it should definitely help you realize what's working and what's not. There's a few good BP blog posts about Craigslist that can likely provide some good info also.

As far as phone calls, I don't get any--I usually work the e-mail route.

Sorry for a dumb question, but what's the difference between reposting and spamming on Craigslist?

Can't you set up a dedicated gmail or yahoo account just for Craigslist? Would that minimize the pain from spam? How do you get attacked by hackers through Craigslist?

Usually what happens to me on Craigslist for reposting is that if it didn't get pushed down, I'd get my listing reported/removed because of reposting the same thing multiple times.

Really, there is no difference between reposting and spamming (you sending out the same ad 3 times a day). However, for example, in a market like NYC, everyday there are easily 500+ rental ads. As most people do on any search engine, they only check out the first page. If yours is pushed down, no one will see your ad.

Hackers can attack you via spam through random scripts that they have. I can't tell you how many times I've gotten an e-mail from 5 different e-mail account names all within an hour that have very little to do with my post, e.g. "We can buy your house, stop foreclosure!" when I put an ad up to rent a property or something.
