Tips/Advice on cold calling sellers

Does anyone have a script or guideline for talking to sellers when cold calling?

I've just been introducing myself and asking if they are perhaps interested in selling X property.

To my surprise, no one has been rude to me or hung up on me. (Probably haven't made enough calls!)

Just curious if anyone has some advice/tips
