I use it for a lot of data entry, compiling information, and clerical roles so I can focus on 'money making activities'. A good exercise is to figure out what are your major time sucks and how you can automate it so you're out focusing on the larger vision and business development.

What part of the business do you not like the most or what part of the business takes your time away from higher-value acquisition items? That's what you use VAs for. If you are bad with paperwork, you have them do your contracts. If you hate calling, you have them do the calls and get them warm for close. If you can't make heads or tails of your CRM, you have them clean it up and optimize it. But, don't go looking for something for someone else to do when you don't know all the tasks you should be doing each day yet.

Data management (CRM, list research)

Tenant and seller initial email & text response, appointment scheduling

Editing & formatting correspondence, powerpoint slides etc.

I agree with @Jonathan Greene that usually an American investor starts delegating uninteresting and not very qualified tasks to virtual assistants in the first place.

But I would like to point out that @Michael Barnhart is not an ordinary American investor. He lives across the ocean and writes about himself in his profile "EXTREME (out of the country) long distance investing":

It's already rocket science.

It seems to me that ordinary VAs will not allow Michael to invest in the USA across the ocean. He needs extreme rocket VAs.

Our experience

Our REI department is also involved in extreme ultra-long-distance RE investments from Moscow (Russia) to the USA. We have found that Philippine assistants are of little benefit to us.
