@Curtis Delgardo II have you thought about doing a househack, owner occupied deal in the Seattle Metro as well? Cashflow is stronger in areas like Detroit and Indianapolis, but if you can get in with a 5% down-payment in Seattle the Cash-and-cash returns are comparable to high cashflow areas. And, although recent history is no guarantee of future results, net returns (after taking into account appreciation and loan paydown) seem to be higher in most appreciation markets than most cashflow markets.
