What are some of the important things to take care
about the following with the tenants, the property managers or
contractors when doing rental property management:
1. repairs
2. routine maintenance
Any software tools that could be used to help deal with it?
@Mohit Thakur fix things once, fix things right. That’s the most important thing.
Other than that don’t wait until things fail. If they are on their way out, fix them now. You can think about tenant proofing your rentals. LVT vs carpet. Tension shower curtain rod vs wall-mounted / screwed in. No on the wall toilet paper holders. Stuff like that.
Replace toilet flappers, during each vacancy I replace them all to avoid a future call and they are cheap enough where it is worth the cost
Carpet is gross switch to lvp as carpets ware out
Clean behind the fridge and the vents to increase airflow and make them last longer.
Paint and stain your deck and outside boards, it looks nice but also protects them so they don’t rot
Someone already said it but do it right and also quickly. Often things get more expensive and worse so fix them and make sure you are fixing or replacing correctly. You may save money today to patch things together but in the long run spend more with repeat issues.
All of these things cost money as well as emergencies, have cash reserves to cover them. Most of us want to grow as fast as possible but I like to have a healthy cash reserve to cover issues because it is not a matter of if but when issues will occur.
