Managing our first Section 8

Hi all! We are closing on a property in Akron. It is currently section 8 with a tenant in place. We have other properties that are not section 8 so we are familiar with the area. Our current PM isn’t taking new properties so we are thinking we might try to manage ourselves. This is risky since we are out of state so I am looking for pointers on how the transition works on a section 8 and really anything else you think could help my research. I was on the AMHA website and didn’t really find what I was looking for. TIA

    I recommend hiring a property manager if you're out of state. Managing a section 8 rental without being on the ground will be difficult. If you'd like some referrals I can send them over to review

     Hi Rhianna, are you local to Akron? If you're out of state, I would suggest finding a different PM to help out. I can send some recommendations if you'd like.

    We also wouldn't recommend trying to DIY manage.

    Most S8 tenants will be Class C and Class C properties are extremely difficult to manage remotely!

    Class A is usually fine to remote manage. 

    Class B can also be remotely managed if you know what you are doing.

    @Rakumarudu Nijam Section 8 tenants take more time to manage as they are Class C or D and many don'[t want to lift a finger to do anything themselves - this includes filling out their own S8 paperwork! Many play "dumb" (but is it playing?) despite just telling you they've had their S8 voucher for 5+ years.

    What other headaches does a PMC have to deal with specifically for S8?

    - Initial paperwork and chasing overworked caseworkers to process it, so tenant can move in
    - Helping the tenant complete & turn in their required paperwork to start the lease
    - Annual S8 inspections, which tenants often make difficult to schedule
    - Dealing with silly maintenance requests because tenant too lazy to change lightbulbs, etc.
    - Getting tenants to agree to rent increases and turning in all the required paperwork to caseworker, then, you guessed it, chasing them to process it
    - Dealing with the tenant's "entitlement attitude" that they don't have to follow the terms of the lease, so they move in other individuals and/or get pets without permission.

    So, a good PMC will charge something more to manage a S8 tenant/property - either a higher percentage or a one-time or annual fee.

    Hi, I would definitely hire a PM since, you are a resident out of state. I always let my clients know to do their homework and search online and interview different PM companies. You will have to do business with them regarding your properties. You want to make sure that your properties are taken care of at all times. Also, anything can happen at any time so, you will need someone to handle any concerns/issues. Please feel free to contact me if you have any questions. Good luck!

     I just put them up on the AMHA search myself and put my PM as contact but I tend to be hands on.

     Why PM yourself, the 100 or so a month is meaningless, I live OOS and would never want to be bothered with the issues.

     What does that mean, "in the process" ? Are you in contract " Also why Akron  and are you cash? I know all the PMs in the area . 

    BTW who walked it? Who provided you with the reno budget? How do you know its a good deal? I am happy to help ,
