Anyone else noticing more investors coming into Detroit lately?

If you’re managing properties here (or have someone managing for you), how’s it been going?

  • - Are you getting reliable communication from your PMs?
  • - Any issues with maintenance or tenant turnover?
  • - Certain neighborhoods that have been smoother to manage than others?

It feels like Detroit’s getting a lot more attention recently, but the management side still seems hit or miss depending on the area.

Would love to hear what others are running into — good or bad experiences, lessons learned, whatever you’ve got.

    The Midwest is getting more attention, Detroit is getting its share!

    A lot of the challenges with PMCs is not the management, it's unrealistic expectations of newbie investors buying Class C rentals, unrealistically expecting Class A results:(

    Of course, almost half the PMCs in the area:

    1) Aren't properly licensed

    2) Don't have a viable website (saw one with just a Facebook page last week!) 

    3) Don't have an online Owner's Portal - which means they either
    - Aren't using PMC software or;
    - Have no idea how to use their PMC software

    Many owners spend more time worrying abut tenant screening processes, while neglecting properly screening PMCs!
