Texas Commercial Eviction

I have a tenant that is now 2.5 months behind on rent at a commercial property (not a residence) and I can not find information on commercial evictions online. Everything that I have found relates to dwellings. I have friends in my area that have given me conflicting information. One stated that the eviction process is the same and then another that stated I can change the locks for non payment at anytime. 

My lease states that the tenant is in default after 10 days of non payment. I will post and mail a 3 day notice tomorrow.

Just trying to get some help on the process if anyone in Texas has done a commercial eviction.
