He's an experienced broker-owner. He wasn't allowed to build what he wanted on a piece of land he owned. The town's letter said it didn't conform to their zoning.

He brought it to me instead of just accepting it.

I took the town's own zoning matrix — 365 pages — along with the denial letter and the property's tax card, and ran it through Claude. I asked one question: is this denial actually correct?

Ten seconds later, it wasn't just correct or incorrect. It was specific. The town's own matrix had an exception clause buried on page 265. And there was a prior record of the town granting that exact exception to someone else, on a different property, in the same district.

He brought that back to the town. They looked at it. They reversed the denial.

What used to take three or four days of manually reading a zoning book took ten seconds to locate. The reading, the legwork, the pushback — that was still human. AI just found the needle in the haystack.

Have you ever had a permit or zoning decision reversed? What actually moved it?
