Anyone who have any experience with ZIPRENT a $100/Mo. Prop Mgmt?

Hi,

I have never used a property management company but am considering using one.

I  ran across a company called ZIPRENT and on their web pricing page they state:

Property Management

$100 per month

Per property. Regardless of how much you collect in rent. No percentage nonsense.

$1000 for tenant placement if you need it. $250 per lease renewal.

I would appreciate the opinions of anyone who has any experience with ZIPRENT for property management and/or tenant placement?

These types of companies just depend on the experience you want. These large tech backed companies that so largely leverage technology usually don't have much of a personal touch. You often speak to a different representative every time or experience heavy turnover of employees and constantly have your point of contact changing. It may even be hard to reach a live person when needed. More local management companies will have comparable or higher price points but you get the expertise of a local contact, who you meet face to face and know are right nearby your home should something happen. So you have to weigh the options of simplistic price points versus the balance of technology and personal touch.

We have local competitors that play the game of low monthly management costs, but gouge for maintenance to make it back.
