Hi, new to real estate investing as a whole! I currently live in Austin TX, and Co-living has sparked my interest!

Per chatgpt Houston is a top contender. Wanted to get feelers out there and advice for new timers as well as targeting Houston ?

I have heard you need to be careful in Houston because most people can afford apartments there since it's a relatively cheap place.

Your house hack tenants are gonna be rougher

Hi Dacia! Welcome to BP and real estate investing! I have house hacked in Houston and did the rent by room model a couple times. The types of tenant you will get depends HEAVILY on the area you invest in. Yoni does bring up a good point about affordability not being as big of a consideration when people look to rent rooms as in other more expensive cities. However, from my experience most of the roommates I've had are more interested in a month to month/short term lease agreement. My first two roommates were young working professionals that were planning on leaving Houston within a year, so a short term room rental was ideal for them. I have gotten some sketchy people apply to rent a room out, but that's why you need to properly screen your tenants. If you need any help getting started or just want some advice, I am also a real estate agent. Feel free to send me a DM!
