All cash offers the majority of transactions?

Here on the Oregon Coast we are seeing a significant amount of transactions occur for cash - and quickly. 

In the past two weeks I had an over-asking offer finish runner up on a $775k++ purchase, a transaction go pending for all cash at +/- $400k, a $2M all cash buyer close in two weeks and planning to make an offer with a client that the owners just received a $700K+/- all cash offer.
