    AJ,

    I am seeing rates below that number especially if the seller is offering a seller credit! FHA & VA are pricing out below expectations causing some buyers to even question how they dropped so fast!

    Oregon Coast has come up in multiple conversations this week, hoping to reach out fairly soon!
