Hilton Head Market Update: What Investors need to know heading into 2026

I Just wrapped up my latest market update here in Hilton Head, and there are a few things I’m seeing right now that investors should be paying attention to.

First, inventory is building. We’re up about 10% year over year across both single-family homes and condos. That’s starting to shift us into a more balanced market.

On the condo side, we’re now sitting at about six months of inventory, which puts us in an even market—no longer a seller’s market, not quite a buyer’s market either. It’s actually the first time we’ve been here since 2019.

Pricing is a bit of a mixed bag depending on where you look:

- Condos have seen a jump, with average prices now around $600K
- Single-family homes are flatter, with about a 1% increase overall, and some neighborhoods even seeing slight declines

From a rental and tourism standpoint, there’s an interesting shift happening.

Visitor numbers are down slightly—from about 2.8 million in 2024 to roughly 2.6–2.7 million in 2025—but the people coming are spending more money. We’re seeing stronger activity on the luxury side, and that’s helping support pricing.

Rental trends are splitting a bit:

- Rental volume is down slightly
- Rates are up, especially on single-family homes
- Single-family STRs are performing very well right now

Condos are where it gets interesting from an investment standpoint.

Right now, I’m watching them closely because pricing isn’t fully aligning with income. They’re still selling at strong prices, but from a pure cash flow perspective, some deals are harder to justify than they were a few years ago.

My takeaway:
We’ve moved into a more balanced, thinking investor’s market.

Inventory is rising. Pricing is stabilizing. And the easy wins aren’t as obvious—but there’s still opportunity if you’re disciplined on both the purchase and the Management/operations.

I’m curious—what are you seeing in your markets right now? Are you seeing a similar shift toward balance?

Full disclosure on this post. I recorded the video first then had AI tweak the written part.
