Greater Cleveland, OH Investor Market Update — August 2026
I've been digging into the Greater Cleveland investment market and thought I'd share what I'm seeing.
Cleveland and the surrounding markets continue to offer affordable property prices, good rental demand, and some solid opportunities for investors.
Quick Market Snapshot:
- Purchase prices: Cleveland's overall median sale price is around $279K, while the median purchase price for investment-grade SFRs is around $80,000.
- Rents: Average Cleveland rents are roughly $1,250–$1,400/month, with multifamily averaging around $1,451. Moderate, consistent rent growth — roughly 2–5% annually.
- Inventory: Inventory has roughly 3.2 months of supply. Approximately 6,568 homes are currently for sale, up about 4.3% year over year
- Cap rates: Cleveland multifamily deals can vary widely by size, location, and asset quality. For initial screening, I'd personally use ~7% as a benchmark for smaller investment properties, then underwrite each deal based on its actual income and expenses.
- Taxes: This is a big one. Don't rely solely on the seller's current tax bill. Tax burden varies by taxing district and can significantly change the deal's actual cash flow.
🏠 Simple Deal Example – Closed This Week
$130K SFR | $1,950/month rent
Approximately $23,400 gross annual rent and $11,700 estimated NOI using the 50% rule → 9.0% cap rate.
With $32,500 total initial cash invested (down payment + closing costs), the property produces approximately $2,974 in annual cash flow, or about $248/month after the mortgage payment.
To me, that’s the Cleveland story: basis matters.
