Memphis property crime has a season.
The city publishes crime data and I analyzed the data from 2023 to 2025 and found some interesting stats:
May is the busiest month for property crime.
May, June and July are all higher than the average.
November is the quietest month.
May runs 38 percent higher than November.
Every year, crime peaks in late spring or summer and bottoms out in November.
Summer is also when most leases turn. Your unit is most likely to be empty between tenants in the exact months property crime is highest.
Get your turns done fast because days-empty is the real risk. Put up exterior lights, a visible camera at the door, and someone laying eyes on it on a schedule instead of once a month. Cheap stuff, timed to the season it actually matters.
There's a clear trend here .. crime is way down in 2025 and on pace to be even lower in 2026.
