Hey BiggerPockets fam 👋🏾

I’m Javauhn — a new wholesaler working off-market, distressed properties in Orlando, Kissimmee, and Polk County. I’m actively building a reliable cash-buyer network.

If you're currently buying in Central Florida, I'd love to connect. Please drop your criteria below or DM me with:• target cities• price range• light vs. heavy rehab• property type (SFH, duplex, etc.)

Looking forward to working with serious buyers who close fast. 💼💰

Welcome to BP Javauhn! Building a solid buyer list is huge for wholesaling success, good on you for starting early.

Few tips that helped me when I was building mine:

Pull cash transaction records from the county assessor for Orange, Osceola, and Polk counties. Look for LLCs and individuals who bought multiple properties in the last 6-12 months. Those are your active investors.

Hit up the local REI meetups in Orlando. There are a few good ones on Meetup.com. Nothing beats face-to-face networking, and you can tell pretty quick who actually closes deals vs who just talks.

When you do connect with buyers, ask them specifically what areas and price points work for them. The more granular you can get on their buy box, the easier it is to match deals later. Also ask about their timeline and how quickly they can close.

One thing I'd add to your criteria list is whether they want deals ready to go or if they're okay with properties that need title work, back taxes, etc. Some buyers only want clean assignments.

Central FL has a lot of competition but also a lot of inventory if you're working distressed properties. Good luck!
