Looking for a partner who's strong on the sales side — I handle the lead gen

I run a small cold calling and lead generation operation on the acquisitions side of wholesaling. Full disclosure up front: it's my company, I'm not a neutral party here.

The delivery side works. Callers are trained, the dialers are dialing, and the output has been consistent for the investors we work with. What I'm not good at is the front end finding and closing the people who'd benefit from it. I've been the operator, not the salesperson, and it shows.

So I'm looking for a partner rather than a customer. Someone who already lives in this world, knows wholesalers and investors, and is genuinely good at business development. I'd rather split upside with one person who's great at that than keep doing it badly myself. Structure is open revenue share, equity, or a straight partnership, depending on what the person actually brings.

Two things I'd genuinely like input on from anyone who's done this:

  1. 1.For those of you who've partnered with someone on the sales side of a service business, what structure held up over time? Straight       commission seems to attract short-term people, but equity feels heavy for an unproven fit.
  2. 2.Is there a trial period that works? Six months on rev share before any equity conversation, something like that?

Happy to answer questions about how the operation runs in the thread. No pitch, just context.

@Mohamed Hanafy what state are you wholesaling in?

Hey Joe, I generate wholesaling opportunities nationwide for my clients. We help generate the interested off-market seller lead, get it under contract & dispo.

@Mohamed Hanafy — your infrastructure (trained callers, dialers, consistent output) is the hard part. The sales side you're looking for might not be another salesperson — it might be a different lead source that makes the cold calling obsolete.

Every county in the US has tax delinquent properties. The county identifies them, sends legal notices for 1-3 years, sets an auction date, and publishes the list publicly. No cold calling needed — the government already did the lead gen.

The model: pull the tax deed list (free) → cross-reference county assessor values (free) → calculate spreads between tax debt and market value → connect cash buyers who want to bid at auction. The wholesaler's fee is connecting the research with the capital.

Your cold calling operation could pivot to calling cash buyers about specific tax deed auction opportunities instead of calling sellers. Broward County FL has Auction #113 on October 26, 2026 — hundreds of parcels already published. Tarrant County TX, Bexar County TX, Marion County IN all have similar programs.

On your partnership structure question: the trial period approach makes sense. Six months on rev share tests whether you actually work together before the equity conversation. But the real test is whether the sales person brings something you can't build yourself — and in this case, the "sales" might be connecting your operation with tax deed research that eliminates the need for cold calling entirely.

You said you generate opportunities nationwide. Tax deed lists exist in every county. The infrastructure you built (dialers, callers, dispo process) could serve tax deed auction buyers instead of traditional wholesaling sellers. Different lead source, same operational muscle.

Happy to discuss how the tax deed research side works if you're interested.
