Hey everyone. Hopefully someone can help. We assemble a small turnkey rental portfolios (5 to 10 homes) for out of state investors.

We got sourcing problem and having agents to help out is not working out well so we’re looking to partner with a GC who can source light to medium rehab properties, complete scope quickly, and split profit when we place them with our buyers.

We price clean and we have 2 demographic of buyers. The first one will buy as long as their criteria and the desired coc return are checked out. They will not buy at all if the criteria are not mostly checked out. The second is the less experience buyers who has loose criteria especially when it comes to coc return. We can typically can sold the properties at higher price with these people. Essentially, we bundle them into investor ready packets and rents typically align with the 1% rule.

If you’re interested in steady volume, and clear scopes, we can set up a 10 minute call this week.

Dm or reply to this post if you think we can help each other.

Hey Mike, I like the business model you’re putting together, especially the focus on turnkey rental portfolios for out-of-state investors.

I'm a business funding consultant with 850Floyd Financial. I help investors and contractors access capital through 0% APR business credit cards, business lines of credit, SBA loans, equipment financing, and revenue-based funding.

I know you’re looking for GCs, but I believe there could be an opportunity for us to collaborate as well. Having access to additional capital could help your contractors manage rehab expenses, take on more projects, and avoid cash flow delays.

Are you currently working with anyone who helps your contractors or investors secure funding?
