I've learned the hard way that investing can be tough, expensive, and pain staking! That being said, with persistence and constantly learning the ins and outs of real restate investing, I've found one of the best ways to catapult your business.
Flipping homes (on the side) can drastically alter your progress in investing. The BRRRR strategy is an incredible way to grow your portfolio without having any (or little) money in your deals and you can then recycle the money and do it all over again. Where the flipping comes in is crucial. With the amount of money you can make on flips (10, 20, 30, even 100K+), you can increase how many deals you can buy at once to add to your portfolio. This snowball effect can be monstrous! Instead of starting with one deal and waiting a couple months to rehab, and then refinancing out before you start the process over with just one house or small multi deal at a time, you can buy multiple deals at once.
Lets say you buy 10 units at once and go thru the BRRRR strategy. Once those are refinanced out you can buy another 10 with that same money. Now if you had another big chunk of money from flipping during that time period, you could possibly buy 15 units. That will get you to 25 units. Once those 15 are refinanced out, you can buy another 15 plus another 5-10 from flips during that period as well as cash flow from the original 10. This gets you to 45 units within 2 years if you figure 3-4 months to get thru the entire BRRRR strategy.
If you just use the BRRRR strategy from the get go, within 2 years you could realistically only get to 8-10.
You'll be on your way to financial freedom! Oh did I say you should do this while still holding down a job?! Hustle hard up front and it will return 10 fold in the future. This way you don't have to use any of the money coming from the flips or rentals on living, and it can all go back in to growing that portfolio.
