The Boston - Go Big or Don't Get a Home

This investment strategy is very simple and not for the faint of heart. The Boston is where you offer your full asking price in the Due Diligence amount. This is a strategy for cash or LOC buyers who need no approval to close and should only be used when you are certain of your numbers and know the competition to be stiff. This will catch sellers off guard and allow your low ball offers to carry much more weight.

Ex.

List Price 55K

Offer: $35K in Due Diligence / $0 Earnest Money / $0 Balance Due to Seller at Closing
