Investment strategy used by most turn key operations to essentially turn a profit at every step along the life cycle of a BRRRR or flip investment. Essentially you get a property under contract that would make a great Flip or BRRRR and attempt to assign or wholesale the property to someone else for a fee or commission. If this does not work, then you proceed with the rehab yourself and either build your own long-term rental portfolio and sell later to avoid the maximum capital gains tax or sell the property as a flip or turn key investment.
