3 Reasons you should KEEP your Day Job

You don’t hear many people talking about the benefits of investing in real estate AND keeping your W2 job. In fact, most of the narrative in the real estate investing world is geared towards scrapping the 9-5.

While there may be timing for that- most investors start as a side hustle and then grow their portfolio from there.

That is why I wanted to take some time and identify 3 reasons why keeping your day job can be a powerful tool in building legacy wealth through real estate investing.

#1- Access to cheap funding - it is easier out of the gate to obtain conventional financing at better interest rates than Hard Money or Private Loans. Plus conventional loans are a great way to secure your payment over 30 years- making at least your debt service payments predictable.

Your W2 gives you stability and proof of steady income over the years. Plus, you can obtain up to 10 conventional loans which over time can help you build up a massive net worth. If you are married, you can obtain 10 loans and your partner can obtain 10 loans, totaling to 20. Having a W2 job makes it easier for you to qualify.

#2- Stability while trying out different strategies- Over the course of my investing career I have tried MULTIPLE strategies- Buy and Hold, Fix and Flip, Seller Financing, Vacation Rentals and House Hacking. If there is a strategy in place- I’ve probably tried it. I’ve made a lot of money but I also lost out on a few deals as well. I believe that holding down a steady job that covers your expenses, medical insurance, and basic needs is a great way to allow room to take more risk on the investing side. That way you can learn, make mistakes and grow your confidence in real estate investing while allowing your job to cover your daily needs.

#3- Career and Personal Development- W2s, 9-5s and day jobs get a bad reputation. Most of the time all you hear are the negatives of a J.O.B. (comment below on other full time job nicknames.. lol) However- in the right company and right environment, jobs provide MASSIVE amounts of training on personal growth and career development. Heck- just navigating the vast personalities of your co-workers is a personal growth opportunity every day. And although I DO agree that you can achieve both in real estate investing- Jobs provide a more structured atmosphere to do so. If you are the type of person who likes structure, the no one said you have to quit your job.
