Off Market Real Estate Deals

The latest and greatest in real estate investments, in today's market, is where do I find deals. Prices are increasing, inventory is low, all the good deals are gone. That's the rhetoric constantly circulating today. I've found that these things are true, but that doesn't mean deals are out there. Once again, due to all the noise in today's market there are plenty of people willing to sell, but homeowners are overwhelmed with their options. This overwhelm can be paralyzing and causes them to do nothing to move forward.

Currently, my top method for getting off market deals is cold calling. Yes, that's right the dreaded cold calling. Not many people like it. Okay, not many people can even tolerate it, but it's working!

Here's how it works for me. I pull a few lists throughout the year via Listsource.com . Now you can use any site you'd like or any software you currently pay for that gives you lists of homeowners that meet your buying criteria. From here I break the lists down in my weekly activities and put the homeowners in Spokeo.com . Using Spokeo (I have a subscription to this service) I'm usually able to get a couple numbers and emails for these homeowners. Some are good. Some are no longer valid. I accept that as part of my success rate and just move forward.

I then send a few standard emails to them about who I am and what I can do. This helps build up a little trust and validity in me and my company. I also accept that these lists may be going to their junk or spam folders. Once again, this is part of the success rate acceptance.

Once I've sent a few emails the calls begin. I utilize a google voice number and break up my calls throughout the week so I'm not spamming anyone too heartily. Additionally, breaking up the calls helps with my lack of joy for cold calling. More often then not I get a voicemail; as who answers a call for an unknow number any more? My voicemail message is simple, "Hello X, Please call me back about your home at xxx address." I leave my first name and number and that's it. It's short, sweet and leaves enough curiosity that may lead them to call you back. Is there an issue with my house? Is there a problem I need to deal with?

The goal is to get a person on the phone. The more calls you make the higher that success ratio becomes. The key is doing it and doing it consistently. No matter what commit to making calls. The more calls you make, the better chance you have of getting a person on the line and the better chance of converting a sale. So dig in and start calling.
