What should I buy? How should I start?

[This is one of the main questions I get. What should I buy? I have been debating between Single Family Home, Condo, a duplex, Multi Family... etc What should I buy? What is your advise] And this is more or less my answer. 

This answer is very flexible and general, there is a lot more in everything I am talking about, but a great way to frame the conversation.

I can definitely do a call once you feel ready.

I think for most of eveyone : the main thing is to know that you will not become rich fast... (you could of course) but you will likely not.

Enjoy the process and know that as long as you get started- (that is the most important thing to do) - now people get in their head about what should I do first, what asset class, whats the best first move?

Even people that buy only ONE condo EVER lol : and keep it for 30 years : will end up OK!

My point about that is that - even buying what people may catogarize as one of the most basic investments and maybe the worst investment will still allow you to retire.

With that said, I'm the first one that needs to follow that very advise :)

My way of thinking :

1. Research, Research, Research, Research, (give yourself a set amount of time for it) what ever you want: 1 month, 6 months, 5 years : I dont care- but set a time (hopefully less than 6 months ) :) 

Anything too long will keep you on the fence for ever... 

Research: 

markets, sub-markets, homes, sfr, duplex, bigger, smaller properties, price points, rents, taxes, leverage, all of it....

I can help you get started and set a priority list of how to go about it (A, B, C etc) 

2. While you save for the given goal: (so set a goal for the purchase and a goal for the funds you need to save).

3. Then pull the trigger. (at this time is time to pull the trigger: even if you make a bad decesion, which you won't bc you have done all of this so far... and with a little help and reserves and emergency funds... the likelyhood of you making a mistake like this is slim... )
