Recent completion of the 830 Brickell project's 55-story tower marked the project's highest stage of construction.
Microsoft Corp. and a number of other well-known tenants, including publicly traded enterprises and billion-dollar businesses, have already leased 60 percent of the office building at 830 Brickell Plaza in Miami's Brickell Financial District.
According to a representative for the building, 830 Brickell will be ready later this year after the last floor was poured and the vertical work was finished. 830 Brickell, which is being built by the Miami-based OKO Group and Cain International, will stand 724 feet tall and have a total floor area of 640,000 square feet.
Before construction on the property began in the summer of 2019, tenants were already lined up. The largest businesses that have already leased space in one of South Florida's most sought-after office complexes are listed below:
WeWork (NYSE: WE), a coworking organization with headquarters in New York, secured a contract in January 2019 for 146,000 square feet, or more than 2,400 desks.
In April 2021, Thoma Bravo, a private equity firm with headquarters in Chicago and $113 billion in assets under management for technology investments, acquired 36,500 square feet.
In September 2021, Microsoft Corp. (Nasdaq: MSFT) agreed to lease 50,000 square feet for its regional office for Latin America.
The Toronto-based global asset and wealth management firm CI Financial (NYSE: CIXX) announced in September 2021 that it would open a 20,000-square-foot facility to house its American headquarters. CI Financial announced it would extend its space there to 40,000 square feet four months later.
The largest airplane leasing company in the world, AerCap (NYSE: AER), a Dublin-based company, announced in February that it would relocate its Western Hemisphere headquarters from Los Angeles to a 20,000-square-foot facility.
Marsh is a multinational insurance brokerage and a division of Marsh & McLennan Cos., based in New York. (NYSE: MMC), in March, reached an agreement to lease 25,000 square feet.
According to a partner at the firm, Winston & Strawn, an international law practice with a 170-year history, recently built a temporary office in downtown Miami before leasing two floors at 830 Brickell.
A-CAP, a financial institution with headquarters in New York and more than $6 billion in assets under management, signed a lease for 20,000 square feet in June.
The developers were represented in the leasing negotiations by Cushman & Wakefield.
The tower was created by Chicago-based architects Adrian Smith + Gordon Hill and was decorated by Italian interior design firm Iosa Ghini Associati.
A $300 million construction loan from New York-based MSD Capital was used to fund the project. Civic Construction, located in Miami, is its general contractor.
830 Brickell will have 3,000 square feet of ground-floor retail space when it is finished, in addition to a rooftop restaurant and lounge, a health and wellness center, conference spaces, an outdoor patio, and cafes.
Due to South Florida's lack of an income tax and a state government that is unwilling to enforce Covid-19 regulations, brokers and developers have told the Business Journal that hundreds of out-of-state businesses have established offices there since the outbreak.
These businesses flocked in large numbers to Brickell.
According to a recent report by the Miami Downtown Development Authority, more than 53% of the businesses who rented space in Brickell last year were new to the market.
According to a recent Colliers survey, Brickell also has the highest average asking rents in Miami-Dade County at $73.23 per square foot.
According to PropertyShark.com, the asking rentals from the landlords at 830 Brickell, where there is available office space, range from $83 to $150 per square foot.
